Job Description

REQUIREMENTS:

  • At minimum, the individual must possess a high school diploma and have experience in all aspects of building construction (i.e., carpentry, plumbing, HVAC, electrical, and painting), repairs and maintenance. The individual must possess the skills to operate Agency-owned maintenance equipment for building upkeep (i.e., floor buffers, snow blower, weed/hedge trimmers) and be able to make minor repairs when necessary.
  • Tools/Equipment for specialized repairs and maintenance will be purchased by the Agency only when necessary and become the property of Catholic Social Services.
  • The individual must be of good moral character, dependable, and reliable. The individual must be able to pass a physical examination upon employment and annually thereafter. The individual must possess a current/valid driver’s license and must have access to an insured automobile while on duty.
  • The individual must consent to a criminal background check through Pennsylvania State Police, State Child Abuse Clearance, and IdentoGO FBI Digital Fingerprinting. She/He must provide details of any arrest records they may possess and the outcome. She/He must consent to random drug and alcohol testing
  • The Diocese of Scranton requires that all employees complete an initial VIRTUS Training Program, designed to empower organizations and people to better control risk and improve the lives of all those who interact with the Diocese of Scranton. Employees will also be required to monitor the VIRTUS website and complete any internet updates as they become assigned. Employees must also complete all other training programs, out services, in services, conferences, seminars, convention, etc., as assigned by the Training Coordinator.

DEFINITION:

This individual will report directly to the Property Manager at Florence Apartments of Catholic Social Services. This individual will be responsible for all maintenance duties as outlined in this and will be evaluated on performance during the three-month Probationary Period and annually thereafter, according to the anniversary date of hire.

Scheduled work time is to be flexible to guarantee responsive and meaningful collaborative services with tenants. The scheduled work time will be in compliance with Federal wage and hour regulations. This individual may be “on-call” when necessary.

General Responsibilities:

  1. Responsible to perform the duties required to provide efficient housekeeping functions within the Florence Apartments and surrounding property in order to ensure cleanliness and safety for all staff and residents. In addition, the Maintenance Worker may be called upon to complete maintenance/repair work for other Catholic Social Services supervised properties.
  2. When needed complete specialized professional renovation/ construction projects - which may include, but not be limited to, kitchen and bath renovations, repairs, remodeling, etc.
  3. Maintain order and cleanliness of the work/office area, which will include a “workshop area,” tool and cleaning supply storage and a filing system for maintenance records, warranty information, work orders, equipment testing, inspections, etc.
  4. Building repairs will be completed via a work order, which must be submitted to the Property Manager for prior approval. Copies of invoices for expenses related to the work order repair must be attached to the work order and maintained in program specific files.
  5. Coordinate all maintenance and repair activities, complete repairs in order of priority. All costs for repairs/ maintenance by outside sources must have prior approval. Maintain operation/equipment manuals, repair/replacement records and a complete inventory of all building and household (i.e., appliances, electronics, furniture, etc.).
  6. Assist in coordinating annual inspections and testing all fire protection equipment (sprinklers, alarm systems, extinguishers, emergency lighting, etc.) and elevators; maintain records of same.
  7. Report all damage, vandalism, unusual circumstances and conditions, and other related incidents to the Property Manager.
  8. Whenever necessary, outside maintenance will include weeding, shrub/tree trimming, sweeping cleaning, painting, window washing, etc. Maintain outside areas in a condition acceptable to management.
  9. In winter months, all sidewalks will be kept free of snow and ice for the safety of pedestrian use. Under severe weather conditions, sand and/or other chemical products will be used. During severe snowstorms, parking areas will be cleared by an outside source, contracted for snow removal
  10. Performs any other associated duties assigned by the Property Manager or Director of Residential Programs.
  11. All light fixtures will be dusted weekly and cleaned of insects. Ensure that fixtures are working properly. Burned out light bulbs will be changed immediately upon detection.
  12. In the course of the building maintenance, keep walls clean and free of fingermarks or any accumulation of dirt.
  13. Vacated apartments will be thoroughly cleaned, including the refrigerator, range (clean oven if necessary), vacuum and shampoo carpets, sweep, wash, strip and wax the floors so the unit is ready for occupancy. Replace broken fixtures and light bulbs where needed. Check bath and kitchen area caulking and repair/replace if needed.

HOURLY WAGES: $15.00

SCHEDULE: Rotating shifts (about 30 hours a week)

PROBATIONARY PERIOD: 3 months (90 day evaluation)
